We are an ARBA Registered Rabbitry
We are a registered rabbitry and farm dedicated to breeding healthy rabbits, we do not guarantee any rabbit to be show quality, brood quality, or breeding quality. These are simply our opinions at the time of sale, as rabbits continue to develop and mature.
We Raise the Following Breeds
Holland Lops
- Vienna Marked (VM)- Blue Eyed White (BEW)- Heavy Vienna Marked- Chocolate, Blue, Black, Harlequin and additional project colors
Netherland Dwarfs
- Vienna Marked (VM)- Blue Eyed White (BEW)- Harlequin- Magpie- Black, Blue, Chocolate and additional project colors
Standard Rex
- Raised in limited numbers primarily for meat production.- We work with Vienna lines
Some of our Holland Lops and Netherland Dwarfs carry the wool gene. Although uncommon, occasionally a fuzzy/wooly rabbit may appear. This cannot always be accurately identified until several weeks of age. We do not offer refunds or exchanges for wool expression, as it is simply a genetic characteristic.
Basic Buyer Requirements
We are selective about where our rabbits are placed. We reserve the right to ask questions regarding housing, experience, breeding goals, or general rabbit care before approving a sale.
If the buyer is under 18 years old, we must communicate directly with a parent or legal guardian before a rabbit will be sold.
We reserve the right to refuse a sale to anyone, at any time, for any reason.
Closed Rabbitry
Our rabbitry is closed to visitors.
This policy exists to help protect the health of our rabbits, other livestock, and our family. We are happy to provide photos, videos, and answer any questions you may have.
Pedigrees
Every breeding rabbit sold by us comes with a pedigree unless otherwise stated.
Pedigrees are believed to be accurate to the best of our knowledge at the time of sale. If an honest mistake is later discovered, we are happy to correct it.
Pedigrees are not to be altered.
A pedigree documents ancestry only. It does not guarantee show quality, breeding ability, fertility, temperament, or genetic outcomes.
Ear Tattoos
All rabbits leave with a permanent identification tattoo in the left ear.
This tattoo identifies them as a rabbit bred by our rabbitry and may assist in identifying them if they are ever lost or returned.
Pricing
Rabbit prices vary based on breed, pedigree, quality, age, sex, color, and breeding potential.
Our prices currently range from $200-$450.
Prices are firm and non-negotiable.
We may occasionally offer litter discounts or bundle pricing at our discretion.
Reservations & Deposits
A 50% non-refundable deposit is required to reserve any rabbit.
No rabbit will be held without a deposit.
Babies are first offered to our waiting list before becoming available to the public.
Deposits may be paid through PayPal, Venmo, Cash App.
If you change your mind, fail to communicate, fail to pay your remaining balance, or do not arrange pickup or transport, your deposit will be forfeited.
If something unforeseen happens to your rabbit while still in our care before pickup, you may choose either:
- A full refund of your deposit- Transfer your deposit to another available rabbit
Pickup & Boarding
Rabbits must be picked up, or placed on approved transport, no later than 10 weeks of age, unless other arrangements have been agreed upon in writing before placing a deposit.
Beginning at 10 weeks of age, a boarding fee of $25 per rabbit, per week will apply.
Boarding fees must be paid in advance and are non-refundable.
The only exception is if the rabbit becomes seriously ill or passes away while still in our care before pickup, in which case any unused boarding fees will be refunded.
Boarding fees cover housing, feed, daily care, and reserving your rabbit. They are not refundable if you change your mind, delay pickup further, cannot arrange transport, or otherwise fail to complete the purchase.
We reserve the right to cancel the sale and make the rabbit available to another buyer if boarding fees become overdue or pickup continues to be delayed.
For local pickup, we meet in a well lit public location in Livingston, Tennessee for the safety of both parties.
Health Guarantee
All rabbits leave healthy to the best of our knowledge.
We guarantee the health of our rabbits for 72 hours after local pickup only.
Buyers are responsible for carefully examining their rabbit at pickup.
If a rabbit becomes seriously ill or passes away within those 72 hours, veterinary documentation must be provided showing the cause before any replacement or refund will be considered.
We do not cover veterinary expenses.
If the issue is determined to have originated while the rabbit was in our care, we will either:
- Offer a replacement rabbit (when available), or- Refund the purchase price.
After the initial 72-hour period, all responsibility transfers to the buyer.
This guarantee becomes void under, but is not limited to:
- Transport services- Improper diet- Improper housing- Poor sanitation- Incorrect handling- Predator exposure- Injury- Breeding injuries- Heat or cold stress- Disease exposure after leaving our rabbitry- Any circumstance outside our control
As rabbits are prey animals, they often hide illness extremely well. Although every rabbit leaves appearing healthy, no breeder can guarantee a rabbit will never become ill.
Each rabbit receives preventative dewormer before leaving.
We also provide probiotics and infant gas drops prior to pickup to help reduce stress associated with moving.
Breeding Expectations
Because we primarily sell to other breeders, we want to be transparent.
We cannot guarantee:
- Fertility- Breeding ability- Litter size- Parenting ability- Milk production- Show winnings- ARBA placements- That a rabbit will fit perfectly into your breeding program
Many factors affect breeding success that are completely outside our control.
Genetics & Color
Colors, varieties, and possible genetic carries are identified to the best of our knowledge.
However, rabbits may carry hidden recessive genes for many generations.
We cannot guarantee hidden genetics, future offspring colors, or breeding outcomes.
Buyers are responsible for researching genetics before making breeding decisions.
Rabbit Development
Young rabbits change dramatically as they mature.
Coat, ear carriage, type, weight, density, balance, size, hormones, and overall appearance may change with age, molt, diet, pregnancy, environment, and conditioning.
For this reason, we cannot guarantee how any rabbit will mature.
Intact Rabbits
We primarily sell intact junior-aged rabbits, as the majority of our buyers are fellow breeders.
Any pet only rabbits are required to be spayed/neutered at your expense if we haven't done so before they leave.
Care Requirements
Buyers are expected to provide appropriate housing, nutrition, fresh water, and routine care.
If you would like us to review your setup before purchasing, we are happy to help.
A care sheet is available upon request.
Temperament
Our rabbits are handled and socialized regularly from birth.
However, every rabbit has its own personality.
We cannot guarantee future temperament, as behavior can change with maturity, hormones, environment, and handling.
We will never knowingly sell an aggressive rabbit without full disclosure and reserve the right to cancel a sale if concerns arise.
Return Policy
Breeding Homes:
We operate under first right of refusal.
If you ever decide to sell or rehome a rabbit purchased from us, we ask that you offer the rabbit back to us first at the same price or less than what you originally paid.
No rabbit bred by us should ever be surrendered to a shelter.
Pet Homes:
If you can no longer care for your rabbit, we ask that you return it to us.
No refunds will be issued for returned rabbits.
We will either keep the rabbit ourselves or carefully place it into another suitable home.
No rabbit bred by us should ever be surrendered to a shelter.
Social Media & Reputation
We are always happy to work through concerns respectfully and professionally.
However, we reserve the right to refuse future sales to anyone who publicly harasses, threatens, defames, or knowingly spreads false information about our rabbitry.
Sales Are Final
All sales are final.
We reserve the right to cancel any sale if we believe doing so is in the best interest of the rabbit.
If we cancel a sale for reasons unrelated to the buyer, any deposit paid will either be refunded or transferred to another rabbit at our discretion.
By placing a deposit or purchasing a rabbit from us, the buyer acknowledges that they have had access to this sales policy and agree to all terms listed above.

- Transition food- Pedigree (unless otherwise stated)- Go-home bag- Lifetime breeder support- Care sheet upon request
Please bring an appropriate carrier for pickup unless we have discussed otherwise.
We do our best to provide weekly photo and video updates while your rabbit is growing, although occasional delays may happen during busy times.
Local pickup is in Livingston, Tennessee.
Reviews on our Facebook page are always appreciated but never expected.
Transport
We are happy to work with approved transport services.
Arranging transport is entirely the buyer's responsibility.
Transport pickups must be in Livingston, Monterey, or Cookeville, Tennessee.(Livingston TN should always be the first choice if given though)
We reserve the right to decline any transport company we are not comfortable using.
Remaining balances must be paid in full no later than 48 hours before transport.
Transport rabbits receive transition food and either a paper or digital pedigree.
Because transportation introduces variables completely outside of our control, transport automatically voids our 72-hour health guarantee.
However, we will provide current photos and videos of your rabbit immediately before transport to document its condition.
